Terms and conditions

  • The hirer is responsible for leaving the property in good order and in a clean condition.

  • The hirer further undertakes to pay for any damages or losses incurred during occupation.

  • The owner reserves the right to repossess the property if the hirer or a member of the party has caused excessive damage.

  • The Management and the owner will not accept responsibility for any injury, sickness, loss, damage, additional expense or inconvenience, directly or indirectly caused by or arising out of the use of the property, plumbing, gas, electrics, electrical devices or otherwise and exceptional weather conditions. Further, no responsibility is accepted for the personal belongings, car and its contents, of the hirer or any member of the party during their staying at the villa.

payments & refunds

  • All bank payments must be in full amount net of any transfer & bank fees, which are the responsibility of the guests

  • Credit card payment is possible using PayPal

  • 50% down payment at booking confirmation

  • Balance 60 days before check-in in high season, 30 days in low season, or at check-in for last minute bookings

  • Cancellation within 24 hours prior to arrival, no show and early check out are subject to 100% of the entire booking

  • Notice of cancellation must be received by the management in writing

  • If the client cancels before ninety (90) days, he will get a full refund

  • If the client cancels between ninety (90) and sixty-one (61) days prior to arrival, the owner shall receive cancellation charges equal to fifty per cent (50%) of the gross rent.

  • If the client cancels sixty (60) days or less prior to arrival, the owner shall receive cancellation charges equal to one hundred per cent (100%) of the Gross rent. 

Cancelation due to Covid-19 Pandemic

  • If the Client is unable to travel due to the pandemic Covid-19, the amount paid will be fully refunded or applied to alternative booking dates in the same villa, within 12 months from the initial arrival date, solely in the following limited cases:

  • Borders closure in the origin country or in Bali

  • Airports closure in the origin country or in Bali

  • Lockdowns in the origin country or in Bali
